Collection 45
The Mount Pleasant neighbourhood is characterised by an eclectic mix of residential and commercial uses intertwined by a diverse network of streets, pedestrian paths, and bike lanes. Collection 45 is a boutique residential development that embodies the contextual diversity, providing a unique combination of residential and commercial unit typologies. The building form is pulled back along the west side-yard property line to allow for a public pedestrian breezeway at grade, further improving the permeability of the neighbourhood, and a fully articulated façade in place of a blank firewall. The commercial units wrap around the street frontage along the mews, taking advantage of the increased frontage and more intimate semi-public realm. The residential units range from compact studio units to larger dual level ‘elevated’ townhouses. These cross-over townhouses span the entire depth of the building, eliminating the necessity for a central common corridor at every second level. The units benefit from contextually response building facades, utilising solar shading on the south façade, and a punched west façade with exterior automated blinds and linear balconies to mitigate late afternoon solar exposure.
