Ovation
New Westminster is the oldest municipality in British Columbia, but until very recently has experienced relatively modest densification within the downtown core in comparison to other parts of the Lower Mainland. Ovation is a mixed-use residential development that has dramatically repurposed an underutilised site within the city centre, combining a diversity of residential uses while maintaining a consistent commercial edge along Carnarvon Street. The massing is defined by two residential forms above a low-profile podium, anchored to a steeply sloping corner site. The larger strata tower is characterised by vertical striations that are asymmetrically mirrored on either side, reinforcing a sense of verticality within the façade, while also providing a physical enclosure around the rooftop amenity space. The striated articulation is extended to the lower non-market building, inverting the colour palette to provide a clear sense of identity within the development. The podium base is clad in white brick, providing a more tactile element that harmonises with the existing historical buildings along Carnarvon Street.
