Poco Place

Poco Place is located within an 800m radius of two Sky Train stations and the West Coast Express, making it a good location for significant transit orientated growth and is identified for transit-oriented development in the OCP. The mixed-use development contains six high-rise residential towers with ground level commercial uses fronting Westwood Street and Lougheed Highway, childcare facility at the podium/amenity level and rows of attached two-storey townhouses fronting Lancaster Street and Kitchener Avenue. The proposal includes two private commercial streets ‘Poco Lane’ and ‘Poco Mews’, an outdoor pedestrian shopping mall ‘High Street’ as well as two public gathering spaces ‘Plaza’ and ‘Village Square’.

The architectural design is intended to create depth through layers of a consistent palette of natural materials, integrating commercial storefronts, residential entries and the parking podium into a cohesive vision. The residential towers are typically stepped back from the podium edge to help reduce the volume of the building form but expressed with over height columns at prominent site entry points. The towers have been oriented to maximize views, privacy and solar access. The tower design incorporates contrasting light accent panels that are aimed at simultaneously articulating coherence and distinction.
